Hey Hey question for you guys living in Queensbury:
We're considering a relocation to the area. We're retired, are debt free want to get out of the WORK of our Large home and are considering a nice townhouse in the region 1400-1700 sq ft, gas fp, garage etc 2/3 BR's 2 baths etc. Our kids are in the Greater Boston region and Manhattan and this is an easy weekend trip for them .Since we're all skiers and spent lots of time skiing in the region at Gore, West, the Berkshires and summer at Bolton. We are going to look at several in the Cedar Court area (developed by the Michaels Group) off Bay RD past ACC adjacent to Surrey Fields. We've looked at Michaels Group homes in Hudson Point , Lehland Estates,Surrey Fields etc - the quality is very satisfactory etc) but really don't want a large home at this stage ). Cedar Court townhomes appear to be nicely done, low density and are maintenance free ( No work = more skiing and golf ) HERE"S the QUESTION : I'm interested in WHAT you may know about any PROBLEMS concerning that area > Specifically environmental , tax issues, crime etc

No environmental issues that I know of in the area, except the PCB issues in Hudson Falls and Ft Edward.
Taxes...it's New York, need I say more, but Queensbury taxes are lower than Glens Falls and Saratoga Springs. The commercial businesses help offset the taxes to some extent. The crime rate in down town Glens Falls is higher than the surrounding area (i.e. Queensbury), but it is not higher than other cities in the area. I think the Queensbury area offers a great quality of life. Glens Falls is really coming around, nice restaurants and shops, etc. The area still has the small town feel. Everywhere I go I run into people I know, whether the grocery store, restaurants or the ski shops.

Thanks Kman : I assumed there weren't any BUT wanted some local input .about tany issues like bad drainage due to excessive clay deposits , red , brown or sulpher water, or any other contaminants
As far as the region yeah we're sold on it being a great location . We're on the St Lawrence River an hr south of Ottawa and its great but would like to be somewhat closer to our family and grandkids and closer to Gore and VT skiing too . We also are there for several weeks each Sept in Bolton LDG so are very familiar with the region and all it offers , I 've sampled several of the golf courses and they are nice too the bike trail isan added bonus . No drainage issues here by West mtn, all sand. You'ld be seriously hard pressed to dig and find any rocks in my yard. If you see white pines here, sand is the substrate.
Clay must be in VT. Many Yorkers refer to them with some disdain as clay footers. I've only seen good well water here of the few I've experienced. Any property with bad well water will have signs of it(stains) in the sinks or inside the toilet tank. |
That would be public water anyway. Snowballs, where do you live? I'm near West Mtn too.

hey Guys here's what i've heard where we are looking is off Bay rd past ACC and next to Surrey Fields , Some say its clay east of the Northway , and where you guys live out by West is sandy loam .
I've also heard that out near West especially near the Queensbury Forest region off Potter and Peggy Ann Rds there is a termite issue . You guys know if any of that is true
